1. Why work with us?

There are a number of benefits that come with working alongside Hamilton City Rentals Limited. If you are not confident with how to oversee a rental property, including the laws surrounding the industry, we have the necessary experience and knowledge to be able to follow the correct procedures and act within the boundaries of the law in regards to tenants, tax and other property matters.

You will be able to hand over a majority of the time-consuming responsibilities as owner and landlord e.g. advertising, tenant screening, credit/reference checking, property open homes, weekly rent payment administration and property inspections, to name a few. The overall control of the property remains with you and the most important decision – the final say on who will live in your property is based on the final applications provided by us to you. 

If you are a first-time landlord or do not have sufficient time to fully manage a property (or several properties), working with us can make your life simpler and leave you time to focus on other opportunities.

2. How much do we charge you?

The management fee is charged only on the rents we collect for you.   Hamilton City Rentals Limited’s fee is 7.5% + GST of the rent.

We collect the rent and then transfer this money into your account twice a month. In order for you to see the comings and goings we provide you with a fortnightly statement.

3. What to expect from Property Inspections?

We check your property Quarterly or when required and keep you up to date with a written report including photos, maintenance and general information.

4. How we resolve tenant disputes?

Careful tenant selection, sophisticated information systems coupled with regular communication with tenants and the ability to respond in a timely manner assist in limiting problems from occurring.  When they do arise, in most circumstances, property managers will be able to quickly and easily sort out the problem without involving the landlord.

If, for some reason, a problem is not resolved, we will represent our landlords at the Tenancy Tribunal, as part of our service.
